When It’s Time to Have a New Roof

Having a new roof is not as simple as what it seems. Compared with roof repair, replacing your old Nashville roof with a new one is more expensive with all the materials and labor costs. Also, Nashville roof replacement needs careful consideration before you finally decide that you need it done for your home. The following are some of the common reasons homeowners have when they consider replacing their old roof.

1. The roof is too old and deteriorated.

Roofs do not last forever. Each roof material has its own life span. For example, metal roofs last up to a hundred years while asphalt shingles last only for 30 years. With proper care and regular maintenance, you can prolong the life of your roof. However, in most cases, homeowners do not have enough time to take care of their roofs and neglect to maintain it well, curtailing a roof’s life. If your roof is already too old and has deteriorated much, it’s time to replace it.

2. The roof is outdated.

Another reason for replacing your roof is you don’t like the way it looks anymore. If you’re tired of your roof’s color, material, and overall appeal, you better have a new roof. However, make sure that the new roof will not only look better but will also function better. Aside from the color and material, consider the new roof’s energy efficiency, durability, and life span.

3. Roof leaks are recurring.

Roof leaks are one of the most common and most annoying roof problems. You can fix roof leaks with simple repairs and they’ll be gone. However, sometimes, after the quick fix, leaks go back again and you’ll have to repair it again, creating a wearying cycle. If roof leaks are this persistent, the damage that’s causing the leaks must be huge and severe. In such case, you need to replace your roof.

4. A great damage has been done.

Things like tree damage or blown off shingles are some roof damages that call for roof replacement. Obviously, these cannot be repaired by just some hammer and nails. When a storm hits your place, inspect your roof to find out the extent of the damages. In such cases, the roofing contractor would often suggest that you install a new roof instead of restoring the old one with repairs.

5. The house is for sale.

Some homeowners invest in tearing off their old and deteriorated roof and having a new one installed so they can sell the house at a bigger price. However, they will not get back all the money they spent for the roof replacement job. So, if you are planning to sell your house, you can replace the old roof to sell it more expensively but be well aware of the costs.
